Privacy Policy

Effective October 4, 2026

This Privacy Policy describes how 304 Overbrook Trail LLC ("we," "us"), the owner and operator of the vacation rental at 304 Overbrook Trail, Beech Mountain, NC 28604, collects, uses and protects information, including information collected through our guest information form and optional text message (SMS) program at 304overbrook.com/sms.

Information we collect

• Information you provide: your name, email address, reservation details and, if you choose, your mobile phone number.
• Reservation information shared with us by booking platforms (Airbnb, Booking.com, Evolve Vacation Rental) to manage your stay.
• Records of your SMS consent, if you opt in: the date and time, the consent language shown, and the web page used.
• Messages you send to us by text or email.

How we use information

We use this information only to manage your reservation and stay — to send booking confirmations, arrival and check-in instructions, door access details, weather and road updates, checkout reminders and post-stay follow-ups, and to answer your questions. We do not send marketing or promotional text messages.

SMS / text messaging

Text messaging is optional. If you opt in, we will send recurring stay-related text messages from 304 Overbrook Trail LLC. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time; reply HELP for help. See our Terms of Service for full SMS program terms.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

How we share information

We do not sell personal information. We share information only with service providers that help us operate the stay and deliver messages (for example, our messaging provider Twilio and our property manager), under obligations to use it only for that purpose, or when required by law. The SMS opt-in data and consent exclusion above applies to all such sharing.

Retention and security

We keep reservation and consent records only as long as needed to provide our service and meet legal obligations, and we use reasonable safeguards to protect them.

You can opt out of texts at any time by replying STOP. To ask about, correct or delete your information, contact us below.
