These Terms govern use of this website and the guest text message program operated by 304 Overbrook Trail LLC, owner of the vacation rental at 304 Overbrook Trail, Beech Mountain, NC 28604. Reservations themselves are governed by the terms of the platform you booked through (Airbnb, Booking.com or Evolve Vacation Rental).

SMS Terms — 304 Overbrook Trail Guest Updates

Program. The "304 Overbrook Trail Guest Updates" program is operated by 304 Overbrook Trail LLC. If you choose to enroll by checking the optional text-message box on our guest information form, you agree to receive recurring stay-related text messages from 304 Overbrook Trail LLC.

What you'll receive. Customer care and reservation notification messages about your stay: booking confirmation, arrival and check-in instructions, door access details, weather and road conditions, checkout reminders, and a post-stay follow-up. We do not send marketing or promotional messages.

Optional. Consent to receive texts is not a condition of booking, staying, or submitting our guest information form. The same information is available by email and through your booking platform's messaging.

Message frequency varies (typically 6–10 messages per stay). Message and data rates may apply.

Opt out: Reply STOP to cancel at any time. You'll receive one confirmation message and no further texts. Help: Reply HELP for help.

Wireless carriers are not liable for delayed or undelivered messages.

Participation in this program is subject to our Privacy Policy and these Terms of Service.
